Limited-Service Listing Agreement

1. Parties

This agreement is between you, the owner(s) of the property described in your listing (“Seller”), and Southern Property Shop, doing business as FSBO Listed (“Broker”), Tennessee firm license #TODO, Georgia firm license #TODO.

2. What Broker will do

MLS Listing plan: enter your property in the MLS using the information and photos you provide and the listing text you approve, keep it active for 6 months, and enter the price and status changes you request.
Provide AI-generated listing copy you can post on Zillow and other sites yourself.

3. What Broker will not do

Represent you as your agent, negotiate for you, or advise you on price, offers, or contract terms.
Prepare, fill in or review purchase contracts, counteroffers or amendments.
Schedule, attend or supervise showings, or hold earnest money.
Offer compensation to buyer’s agents. Any payment to a buyer’s agent is between you and the buyer or their agent.

You are an unrepresented seller. You are encouraged to hire a real estate attorney for your contract and closing.

4. Your responsibilities

You confirm you are the owner of record (or authorized by all owners) and may sell the property.
You confirm the information and photos you give us are accurate and that you have the right to use the photos.
You will give buyers the disclosures the law requires.
You will tell us within two business days when the property goes under contract, closes, or comes off the market, so the MLS stays accurate.
You will comply with fair-housing laws in all showings and dealings with buyers.

5. Fees

Basic: $149, one time. MLS Listing: $395 for 6 months. Renewal: $149 for each additional 6 months. No commission is owed to Broker when the property sells. [Refund policy to be set.]

6. Listing content

You review and approve the listing text before it is entered in the MLS. Broker may edit or remove content, or decline or withdraw a listing, to comply with MLS rules, fair-housing law, or license law.

7. Term and cancellation

The MLS listing runs for the term you paid for, unless you ask us to withdraw it sooner. You can request withdrawal at any time from your dashboard.

8. Agency disclosures

[Tennessee and Georgia agency and limited-service disclosures, per TREC and GREC requirements, to be inserted by counsel.]

9. Acceptance

By checking “I agree” in the listing form, you accept this agreement electronically.
